Read more... Just a small fracture to a water pipe can cause extensive damage to your home or business premises. Help reduce the risk of this happening by following these guidelines.
During the harsh winter we experienced last year many households, landlords and business owners found themselves presented with a scene of devastation following the thawing of a frozen pipe. Extensive damage to ceilings, masonry and plaster as well as to contents, furnishings and carpets is not uncommon.
Some steps that you can take to help avoid such a situation include:
  • Ensuring that your heating system, including the thermostat, is working correctly
  • Knowing where to turn off the water supply
  • Making sure that water pipes and cold water tanks, especially those in loft-spaces are suitably lagged and insulated.
  • Turning off external taps and disconnecting any hoses.
If you discover a frozen pipe, do NOT use a naked flame to thaw it out. A hot water bottle or hairdryer on low heat will assist with thawing the pipe. Always start with the end nearest the tap.

If your heating fails or makes loud banging noises during freezing conditions, this could be a sign that a pipe is freezing. Turn off the boiler and call a heating engineer immediately.

Unoccupied properties are particularly vulnerable to this problem. Steps to help reduce the risk include:
  • Keeping the property heated if it left unoccupied for a short period
  • Draining and shutting down your system for longer unoccupancies (this may well be a condition of your insurances and it is recommended that you speak to your broker / insurance company if you have an unoccupied property for clarification)
  • Asking somebody to check on your property daily – although this will not stop a leak happening it could greatly reduce the extent of the damage if the leak is detected early
  • If you let your property out, make sure your tenants are aware of their responsibilities and what actions need to be taken if they are leaving the property unoccupied during the winter months.
If you are unfortunate enough to have a burst pipe turn off the water supply, do not use the electrics as these may need to be checked by a professional electrician and report the matter as soon as possible to your broker or insurance company.

- There is no better time for a service than in the run-up to Winter - you can have peace of mind that your car has been professionally prepared.

- Clear all windows of ice and snow before setting off on any journey, no matter how short. Give yourself extra time and stick to main roads where possible.

- Always try to pull away in second gear and avoid harsh braking and manouvres. If you skid, depress the clutch and steer into the skid.

- Personal maintenance is also important:
  • check the antifreeze in your coolant system regularly
  • replace any faulty or broken bulb immediately
  • spray door and boot locks with WD40 every few days to prevent freezing
  • check your tyres regularly for any visual defects - ideally a minimum tread of 3mm should be mainted throughout the Winter
  • never under-inflate tyres

  • ice scraper and de-icer
  • torch and spare batteries
  • warm clothing and a blanket
  • insurance documents
  • bottled water
  • snow shovel
  • set of replacement bulbs
